What you need to consider and why
Why a serviced office?
Serviced offices provide a range of options of all sorts of companies at all stages of their life cycle. If your business is just starting out, you can secure a space for two or three people and benefit from the amenities that a larger office building can provide, such as a staffed reception or a range of meeting rooms. It might be that you have a particular project underway in a location where you don’t have an office, or you need to secure space for a project where you may need to house consultants or freelancers short-term. Serviced offices can provide the necessary desks from 1 – 100+.
Finding a serviced office
There are several questions you need to consider;
-
Where do I want or need to be?
-
What is my budget?
-
How many desks do I need today and how many will I need in the future?
-
What do I want my office to look like?
These questions will help you frame your requirement and help you manage the search process.

Flexible solutions
Time
Compared to the traditional leasing model the time it takes to occupy a serviced office is very quick. The space is already fitted with furniture and broadband already in situ. It is also very quick from a legal standpoint, with most serviced office operators using a licence of just a few pages long.
Budget
Most serviced offices have fixed, inclusive costs for the duration of the contract, which makes budgeting very simple.
The range and styles of serviced offices means there is an option for all budgets. Some operators provide the basics, no frills option, whilst others can cater for almost every need. Unsurprisingly serviced offices in highly desirable office locations do tend to cost more.
Flexible contract length
Serviced offices are geared up for flexible contract length, which makes them attractive to start ups but also more established companies which may be looking for short term project space. The flexible contracts also allow for companies in growth mode, who may well require additional space quickly.
Looks and Amenities
The Look
There is a wide range of serviced office providers who each have their own particular style. For an occupier this is good news because whether you are a financial company or a media agency or even a company that requires industrial space there will be a serviced office provider for you.
Some serviced office providers will allow the occupiers limited changes to personalise their demise. Within the shared areas it is important to find a serviced office that meets or reflects your company and your clients if you expect to host meetings.
Additional amenities
Often serviced offices provide larger breakout areas and kitchens, along with full end of journey facilities that many smaller companies might not have access to if they had taken a conventional lease in a smaller building.
