SHW Complete Pre-Acquisition Survey @ Eastbourne Harbour

SHW’s Building Consultancy Department were approached to undertake a pre-acquisition survey of a large office building in Eastbourne’s Sovereign Harbour on behalf of a client seeking to acquire the freehold.

The client was considering making the strategic acquisition of the three-storey building from the Owner/Developer and required advice swiftly to inform upon any matters which may affect their decision to proceed with the freehold acquisition.
During the inspection, several matters were identified which warranted further investigation. The report also highlighted several issues with the fabric of the building ensuring that the client was fully aware of the issues with the building before proceeding further.
This information was pivotal to the acquisition as it gave the client the ability to negotiate on the price knowing all the facts regarding the condition of the building.
SHW were also requested to provide a Reinstatement Cost Assessment (RCA) for insurance purposes as part of the report. The RCA was prepared whilst on site ensuring that the features of the building were fully considered and allowances made in the calculations.
