SHW secure new tenant for Frys Properties’ shed by The Shard

SHW, on behalf of Frys Properties Ltd, has completed the letting of 15 Tennis Street, London, SE1 to Lovespace Limited, a storage and removals company.



The bringing to the market of the warehouse and office space, located in the shadow of The Shard in Southwark, involved a joint, cross-company effort incorporating both SHW’s Building Consultancy Department and Management Team, along with the agency side.

 

Before the property could be let, the BCD team needed to complete a refurbishment project comprising of improving the EPC rating of the part warehouse / part office building, along with internal refurbishment works and external repairs, to include roof replacement.

 

Mechanical and electrical services were upgraded throughout, new heating and cooling system were installed, LED lighting, insulated roof coverings, new roof lights, new roller shutter doors, side elevation window replacement -with double glazed units - new floor finishes, decoration works, new tea point, strengthening of mezzanine floor, and resurfacing of rear car park.

 

The project budget was £580,000, and though the programme was extended due to various  works added to the contract, we were able to still deliver the full package of works for the original contract value of £580,000.
