SHW and the dental sector.
Building Consultancy, Medical, Professional services, SHW News, Valuation
SHW has been working within the dental sector for several years and provides many different services in this niche area. Since the changes to the planning Use Classes Order in Sept 2020, dentists have been reclassified to Class E. This means that many surveyors are willing to provide advice on dentists as they advise other ‘Class E – Commercial, business and service’ uses but they are not aware of the differences between medical specifications and infection control standards which is something that sets SHW apart from the rest.
As the dental sector is a fast expanding property market we are seeing the number of acquisitions rapidly increasing and our knowledge and expertise in this area makes us perfectly placed to be able to assist potential owners. By providing Commercial Pre-Acquisition Reports we can give peace of mind for any interested parties looking to acquire an existing dental surgery and producing Photographic Schedules of Condition we can assist in limiting the liabilities for the new owner moving forward.
Over the last 12 months, SHW have provided wide ranging advice to a variety of individual and nationwide firms in order to help progress their property strategy. Highlights include:
- Being appointed as a Single Joint Expert to provide a valuation report on a dental surgery that was being disposed of. The seller and prospective purchaser could not agree a price and negotiations almost broke down until our well evidenced report broke the impasse and aided with a final agreement and smooth transaction.
- Working with two large dentistry groups to provide pre-acquisition reports and schedules of condition to ensure that they have a clear picture of the condition of the property and can limit their liabilities once acquired.
Harry Beyer, Building Consultancy Associate comments “We work closely with multiple firms who are looking to acquire dental premises’ and want a review of the building and site prior to their acquisition. SHW’s knowledge and experience in this sector can ensure we are aware of the pitfalls and issues of buildings in this use and can highlight any potential issues before a landlord or Tenant agrees to proceed with their acquisition.”
Carlie Edgerton, Registered Valuer Associate for SHW comments “In an uncertain commercial market, it is imperative to seek appropriate advice to protect your interest. SHW’s expertise can help to align your property strategy with short, medium, and longer term aims to ensure you get the most out of your building for your business.”
