Dilapidations and Contract Administration Instruction

SHW’s Building Consultancy Department were appointed by the landlord to prepare a terminal Schedule of Dilapidations for an office building located in the centre of Brighton, following the tenant exercising the break clause included within the lease.
SHW managed to successfully negotiate a financial settlement of £80,000 which totalled £18.82per sq. ft. The total timeframe to negotiate settlement of the claim totalled 3 months from the date of inspection.
Following settlement of the dilapidations claim, SHW were instructed to prepare tender documents for the office refurbishment works. We successfully administered the refurbishment works, which were completed by the contractual completion date and the final account was lower than the contract sum.
