SHW’s Building Consultancy Department recently took on a project with Construction Design Management input. This was for an installation of a new roof covering and fixed anchor points for an abseiling system on the roof.

The job also included removal of the old machinery on the roof for cleaning the windows and general maintenance, there were some challenges in this job regarding designing how the work was carried out safely, overseen by the Principal Designer Team of the Surveyor and CDM Advisor.

The narrow access point for site vehicles meant they had to deliver early in morning and reverse down the access road, out of hours to fit in with the use of the building. Adjacent buildings were very close, and the owners had to be negotiated with for smooth running of the works.

Equipment being dismantled and installed was large and heavy and so the design solution was to install a cage hoist which everything was brought up on. The building was too large for a general access scaffold to be economically installed so a scaffold access tower was built, and temporary edge protection installed on the roof all around the building to ensure the safety of the workforce.

The project completed in September, took a total of 12 weeks to complete.  The project came in just under budget at £240k against a budget of £242K, the contract sum.

Phil Laybourn, SHW’s Health and Safety advisor commented, “This project posed several technical challenges for our surveyor and the contractors, and it is pleasing that the project was completed on time and on budget with only slight variations to incorporate both the landlords and contractor requirements.”
