The client had a two-storey office building in Portslade where Tenants of both floors vacated at a similar time, with one leaving extensive items behind due to an unfortunate situation with going into administration. The offices were quite ‘tired’, the client wished to install a platform lift, improve the energy efficiency of the property, and had a Tenant in their adjoining property wishing to take a lease on one of the floors.
The works carried out by SHW were quite extensive and consisted of:

Discussing initial proposals with client and worked up their brief.

Engaging with their Structural Engineer to assess design details.

Working with M&E consultant to design new services and provide as-built plans.

Arranging for lift assessment, quote, and installation.

Working with other specialist suppliers for specific items such as window films.

Engaging with prospective new Tenant to incorporate their proposals to the larger building works.

Scheduling the proposed works and negotiated costs with the client’s preferred contractor.

Providing CDM Advisor service.

Arranging for Building Regulations compliance through an Approved Inspector service.

Contract administrated works to completion.
The works included stripping out all of the existing offices and finishes; installing a new lift shaft and platform lift; re-spraying aluminium windows and doors together with the application of solar films; replacing the 1st Floor WCs and partitions, with the installation of a new shower; undertook new Tenant installations needed for specialist service; we replaced all services and fire alarm; renewed all surface coverings; undertook levelling of concrete block front pavement; installed a new bicycle store and car park lighting.
As a result, the new Tenant has moved into the Ground Floor and has subsequently taken a further letting of the 1st Floor, to occupy the full property through SHW Agency. They are also handing back their previous property, owned by the same Landlord and SHW are currently working to convert this into two flats.
The project came in under budget but was granted an extension of time, as the client wished to make several variations as the project progressed. The Tenant is in the process of more fully moving in and has expressed their own satisfaction as to their new location, which is also under the auspices of SHW Property Management.
