Brief
With the previous single tenant vacating the premises, and the building services and original base fitout reaching a 20-year mark, SHW’s Architectural team was asked to prepare feasibility options for the subdivision of the building so that it would have the flexibility to be let to multiple tenants aligning itself with modern commercial office market demands.
Project
In collaboration with SHW’s surveying, agency and valuation teams, a set of feasibility studies were prepared to show different configuration options, a new approach to the entrance reception areas, and full upgrading of M&E in a costed set of proposals to show how the building could be transformed and given a new lease of life. This considered market demand and likely rent returns, fitout and refurbishment costings, regulatory compliance of proposals, EPC improvements and likely lifespan of refurbishment elements.
The comprehensive feasibility has given the building owner an aspirational set of proposals for the future of the building, enabling them to make key decisions for the future.
